MB4 250a Rental or Bitul with Non-Jewish Dwellers Involved (382:1-3)

If a Jew rents or lends his house to a gentile it doesn't affect the eruv chatzerot. If a Jew rents a house from a gentile but the gentile retained a room for himself they would have to do a separate rental for his rights in the chatzer.

When there are two houses in a courtyard, one owned by a Jew and one owned by a gentile and the Jew rents his dwelling to another Jew.

If there are multiple Jews and one gentile they can't do bitul reshut to one of the Jews to avoid needing an eruv chatzerot.
