If a person sells an olive press, the sale includes the vat, the pressing stone and the posts (all of which are permanent fixtures) but not the pressing logs, the wheel and the beam (which are movable items). If the seller specifies that the sale includes everything in the olive press, then all of these things are included. Rabbi Eliezer says that if a person sells an olive press, the sale includes the beam (which is the major component despite being movable).

Baba Basra 4:6

If a person sells a bathhouse, the sale does not include the boards, benches and curtains (all of which are movable items). If the seller specifies that the sale includes everything in the bathhouse, then all of these things are included. In either event, the sale does not include the water supply or the wood sheds (as these things are not exclusive to the bathhouse).
