If rights are acquired for an eruv chatzerot from a gentile for a specified period of time a new eruv and rental agreement have to be made at the end. What if the gentile retracts during the specified time or he passes away?

Can one Jew acquire the rights for an eruv chatzerot from a gentile on behalf of all the Jews in the courtyard?
