3,811. Finalizing the Sale of Houses

Hilchos Shemittah v’Yoveil 12:4

If the owner sold the house to one person, who resold it to another, calculations for redemption are based on the date of the first sale. When the first year ends, the house is finalized as the property of the second buyer because the first buyer assigned all rights to him. If twelve months pass without a house being redeemed, it is finalized as the buyer’s property; the same is true if someone gives a house as a gift and doesn’t redeem it within twelve months.

Hilchos Shemittah v’Yoveil 12:5

If it’s a leap year, the sale isn’t finalized until the end of the year as per Leviticus 25:30: “Until a full year is completed for it.” From this we see that the “leap month” is included.
