If someone consecrated trees and subsequently consecrated the land, the trees are redeemed according to their value and the land is redeemed based on measuring it.

Hilchos Arachin Vacharamin 4:19

If someone consecrates an ancestral field and yoveil (the Jubilee year) arrives without it being redeemed, the field remaining under the aegis of the Temple treasury instead, then the kohanim must pay its valuation and it becomes their ancestral inheritance. The reason the kohanim have to pay for the land is because consecrated property must be redeemed in order to be released. The money for its redemption is paid to the Temple treasury for upkeep of the building.
